Cleaning before Cyprus property viewings: compare the service scope

Compare cleaning before Cyprus property viewings using a room-and-task schedule, access facts, exclusions, charge basis, timing and completion record.

Specify the condition and the viewing task

A cleaning quote for property viewings should state which rooms and surfaces are included, how the provider expects to access them and what result its service is intended to deliver. Tell the business whether the home is occupied, recently emptied or awaiting other work. A general reference to deep cleaning does not define the assignment. Ask for a room-and-task schedule before comparing prices.

Properly publishes this guide as a commercial digital coordination platform for an owner-led property process. It is not a cleaning contractor or independent cleaning-service tester. The seller remains responsible for arranging presentation and viewings under the owner-led model. Ask the actual cleaning provider to confirm availability and the work it accepts; this article does not promise a cleaning service within a Properly package.

Turn a room list into a work schedule

For each room, identify the accessible items you want cleaned and ask the provider what its quotation covers. Floors, reachable surfaces, windows and appliance interiors may be priced or excluded differently. Do not assume a room label includes every object within it. If the property contains furniture, state whether the cleaning is around the furniture or includes specified items.

Ask the provider to identify items it will not touch and work that needs a different appointment. A quote can be useful without covering every task in the property. The important point is knowing what remains for you to arrange. A simple agreed schedule makes it easier to compare two offers than competing descriptions of a premium or complete service.

Explain access and readiness honestly

Provide practical information about entry, parking, stairs, lifts and any restricted areas. Ask what utilities or other facilities the provider needs for the work it proposes. If the property will be empty, identify who can meet the team or arrange the accepted access method. Do not promise that a local contact can make spending decisions unless that authority has actually been agreed.

State whether personal belongings, packing materials or unfinished work will still be present. Ask what must be removed before attendance and who is responsible for doing it. Clearing a room and cleaning it are different tasks. If the business offers both, request a separate description of each. Do not allow a cleaning enquiry to become an unapproved instruction to discard items that might belong to someone else.

Keep specialist problems outside a cosmetic brief

If a concern appears to involve damage, an unresolved leak, unusual material or another issue outside routine cleaning, describe the observation without trying to diagnose it. Ask the provider whether it can accept the proposed work or whether a different professional should assess the issue first. A viewing deadline should not determine whether an unsuitable task is attempted.

The DLS buyer information guide concerns the actual property and its information. A cleaned room does not replace those enquiries or a technical assessment. This purchasing guide offers no instructions for treating mould, handling hazardous material or deciding that a property is safe. Keep professional findings distinguishable from presentation work and ask the appropriate adviser about unresolved questions.

Compare fixed work with a time allowance

Ask whether the fee is for an agreed task list or a number of working hours. For a time allowance, request the rate, staffing assumption and approval point before extra time is used. For a fixed task list, ask which property condition the price assumes and how a significant difference will be raised before additional work proceeds.

Identify whether equipment, ordinary materials, travel and any minimum attendance charge are included. Request a price for optional tasks separately rather than assuming they belong to the main service. Ask whether tax is included in the quoted total. A low hourly rate and a fixed package cannot be compared sensibly until you understand the expected work and the charge basis.

Agree when the property will be ready

Give the proposed photography and viewing dates, then ask the cleaning provider which attendance it can actually confirm. Leave the sequencing of its work to the provider's accepted plan rather than inventing a standard duration. Ask when you or your access contact should check the completed assignment and whether any further attendance is expected.

If another trade will enter afterwards, explain that dependency. A cleaned property may need further preparation if later work changes its condition, but the original fee should not be assumed to cover unlimited returns. Record who will decide whether another visit is required and how it would be quoted. Compare the service needed for the planned viewing stage, not a vague promise to remain ready until the property sells.

Check completion against the agreed list

Ask how the provider records completed work and exclusions. A walk-through with the agreed room schedule can make a concern easier to describe than a general statement that the home looks wrong. If you will be absent, request the provider's proposed reporting method and identify who can check practical access or a missed item on your behalf.

Keep comments factual. Identify the room and task you want the provider to address, and ask how its correction process works. Do not turn a photograph into a technical conclusion about hygiene or safety. Request the actual terms if you need to know whether a return visit is included. This guide does not decide contractual responsibility for a disputed result or guarantee that every requested correction is free.

Preserve a clear owner-led sale process

Cleaning is a preparation purchase. It does not include negotiating the property sale, giving legal advice or certifying the building. Our owner-led sale guide explains the broader division of work. Keep the cleaner's appointment, the seller's viewings and the independent lawyer's engagement separately defined so that a completed preparation task is not mistaken for transaction readiness.

Your Europe's contract-information guidance supplies general consumer purchasing background for asking what is included and how it is priced. It does not resolve the terms of your individual appointment. Ask for the actual quotation and obtain appropriate advice where a contractual interpretation is needed.

Send a comparable enquiry

Send a current room list, a factual description of the condition, the requested tasks, access arrangements and the intended viewing date. Ask the provider to identify exclusions and optional charges in its reply. Use the same brief for each quote. Accept the work that fits your actual preparation needs rather than buying a package on an unsupported promise of a quicker sale.

Questions about your next move.

Does deep cleaning define every included task?

No. Ask for the actual room-and-task list and identify exclusions or separately priced work before comparing offers.

Does a cleaning appointment certify the property condition?

No. Keep presentation work separate from technical assessment, official records and independent professional advice.

Is another visit before a later viewing included?

Ask the provider to confirm its actual offer. Do not assume the original appointment includes unlimited returns until the property sells.
