Reservation deposits in Cyprus: what to ask before paying or accepting money
Understand the difference between a reservation payment, proposed sale terms and a deposited sale contract. Prepare questions about refunds, conditions and who holds funds.
Terms to completion
Move from practical discussions to legal review, contract preparation and coordinated completion with fewer loose ends.

YOUR SALE, STEP BY STEP
Record price, desired dates, included items, repairs, financing conditions and known issues. Make clear which points are proposed and which are ready for professional drafting.
Buyer and seller each confirm when the proposed terms are ready for legal review. These confirmations do not execute a contract or replace advice about binding commitments.
The lawyer records progress through checks, contract, settlement preparation and Land Registry transfer. Case notes keep the parties informed about what has actually been confirmed.
The lawyer explains payment conditions, bank releases and required official documents. Digital coordination does not remove certified-signature, authority or attendance requirements that apply to the case.

YOUR SALE, STEP BY STEP
You bring the property you are selling or the one you want to buy. The seller handles viewings, both parties prepare the terms, and the accepted lawyer records progress through the agreed legal and completion work.
Explore the eight-stage workflow ↗Opening a case is free. The fixed-price digital sale package is €3,995 including VAT, paid at the start after suitability, scope and professional engagement are agreed. Opening a case does not collect payment. Any package payment follows the agreed scope and professional engagement.
See the price and scope ↗Record price, timing, included items, funding conditions and anything the parties expect to happen before handover. Identify open issues rather than presenting a half-agreed proposal as final instructions. A clear brief lets the lawyer ask targeted questions about the intended agreement.
A completed form is not a legal review. Before signing, accepting binding wording or paying a deposit, ask your own adviser to explain the consequences. The platform’s readiness confirmations are intended as coordination records, not the executed sale agreement.
Ask the lawyer which clearances, lender statements, authority documents and other items are required. Identify who obtains each one and what date it must remain valid for. A target move date does not replace those requirements.
Verify bank instructions through the trusted channel agreed with the responsible professional. The purchase price does not pass through Properly’s public website or case-opening flow. Payment, release and handover conditions belong in the appropriate professional arrangements.
Source: Department of Lands and Surveys: sale and exchange ↗Before closing the practical case, identify which executed documents and confirmations each party needs to retain. Ask the lawyer which records support the completed transaction and which future obligations remain. Do not assume that receiving keys is the same as every registration or contractual step being finished.
The digital record helps the participants understand what was confirmed. It does not create missing rights or override a signed contract. If a dispute or additional assignment arises, obtain a clear new professional scope rather than treating the original package as unlimited ongoing advice.
They are intended as workflow readiness records, not the sale contract. Ask your lawyer before making an offer, signing a reservation or paying a deposit.
No universal attendance promise is made. Your lawyer confirms the signatures, permissions, representation and Land Registry requirements for the particular case.
