KNOW WHO DOES WHAT
About Properly and the digital property sale model
Understand Properly’s role in a Cyprus property sale, what the seller does, how independent lawyers participate and what the fixed-price package covers.
A shared process for a property you are buying or selling
Properly is the digital property coordination platform operated by Impactify LTD for transactions in areas administered by the Republic of Cyprus. Impactify LTD is the contracting provider for its platform services. It gives buyer, seller and an independently appointed lawyer a shared place for the property brief, practical messages, documents, tasks and progress. There is no public property catalogue. Bring the property you are selling or a home you have already found.
The seller chooses the asking price, organises and conducts viewings, and decides which offer to accept. The platform records practical preparation and coordination. The client contracts directly with an independent advocate for the legal work. Impactify LTD remains responsible for the platform tools and coordination services it agrees to supply; the advocate is responsible for the independently accepted legal assignment. Properly is not a law firm, estate agency, bank, valuation provider or escrow service.
A fixed package with a written scope
The digital sale package costs €3,995 including VAT, paid at the start after suitability, written scope and professional engagement are agreed. The price does not rise as a percentage of the property value. It is not a completion-only commission. Opening a case is free and does not purchase a package or appoint a lawyer.
Optional marketing costs €1,900 including VAT and needs separate approval of the plan. Taxes, official charges, debt repayment, inspections and work outside the agreed scope are separate unless expressly included. Compare actual quotes and responsibilities rather than assuming every alternative provider charges the same percentage.
Independent professionals, clearly identified roles
Before professional work starts, the actual lawyer, firm, practising credentials, represented client and accepted assignment must be confirmed. No advocate is appointed automatically. The client and advocate must accept a direct engagement identifying the represented client, scope, fees and responsibilities before legal work starts.
A shared room does not make one lawyer an independent adviser to both parties. The other party may need their own lawyer. Keep confidential legal advice and unnecessary identity or financial records outside the shared conversation, in the private channel agreed with the responsible professional. Legally.cy is linked as a route to discuss legal assistance, not as evidence that a lawyer has already accepted your case.
What digital progress means
A completed task or stage records a human confirmation. It does not execute a contract, move the purchase money, release a mortgage or register title. The appointed professionals and relevant institutions handle the actual legal, financial and official steps. Original documents, certified authority, signatures or attendance may still be required.
Use the service pages to understand the work, the location guides for preparation in your area and the pricing page for scope and exclusions. Read the disclaimer, terms and privacy page before sharing case information. Platform support covers access and coordination issues; legal questions belong with the appointed advocate. Statutory rights and responsibility for the platform’s own services are not waived by the separation of roles. If you need help with a particular transaction, start with the property facts and ask who will be responsible for each next step.
