The role of Properly
Properly is the technology and coordination platform operated by Impactify LTD. Impactify LTD supplies and is responsible for its agreed platform services. It provides private case rooms, shared documents, practical tasks, conversations and progress records. It is not a law firm, licensed estate agency, bank, escrow provider or public authority. It does not itself give legal advice, receive the property purchase money or register ownership.
The model and the professional appointment
The seller organises and conducts viewings. Buyer and seller use the digital tools for preparation and coordination. An independently appointed Cyprus lawyer handles the agreed legal, contract and settlement work under their own engagement. The client and independent advocate contract directly. The advocate’s identity, firm, practising credentials, account, availability and represented client are checked before assignment.
A shared case room does not make the lawyer adviser to both parties. Their client and scope must be identified, conflicts assessed and independent advice obtained where appropriate. Shared messages and documents are visible to accepted participants and the administrator; confidential lawyer–client advice should use a separate agreed private channel.
Regulated activity and fees
A platform label, disclaimer, fixed fee or use of a lawyer does not create an exemption from professional regulation. Any work requiring an estate-agent licence must be performed under a lawful licensed arrangement. The operating structure, professional independence, allocation of fees and any marketing arrangements must comply with applicable rules. See the Real Estate Agents Law and the Cyprus Bar Association conduct rules.
Package scope and payment
The advertised digital sale package is €3,995 including VAT, paid at the start after scope and engagement are agreed. The optional marketing pack is €1,900 including VAT, separately approved and paid at the start of that work. No payment is collected by opening a case. No sale, buyer, price, completion date or legal outcome is guaranteed.
Before payment, the written agreement must identify the contracting provider, package purchaser, professional engagement, work included, exclusions, fee allocation and cancellation/refund conditions. Taxes, official charges, debt repayment and work outside the agreed scope are separate unless included expressly.
What a case status means
Milestones record human confirmations and notes. They do not execute a payment, sign or deposit a contract, release a mortgage or register title. Registry searches cover the relevant available records and do not establish that every liability or defect has been found. The appointed professional must explain the conclusions and further work.
Digital work and official requirements
Online coordination does not replace required identity checks, original signatures, certification, powers of attorney, approvals or attendance. The lawyer confirms the case-specific requirements. Properly does not promise that all transactions are completed online or with one final meeting.
Marketing and geographic scope
There is no public property catalogue on Properly. Optional external marketing may include Facebook, Bazaraki, other portals and newsletters, subject to written scope, access, rules and approval. References to these channels do not imply partnership, guaranteed placement or results. Professional services are intended for properties in areas administered by the Republic of Cyprus.
