How to sell property in Cyprus while living abroad

Plan a remote-owner sale with clear authority, property access, seller-led viewings and lawyer-confirmed signing and transfer arrangements.

THE ANSWER UP FRONT

You can organise much of a Cyprus sale while abroad, but the transaction may still require identification, certified documents, authority, signatures or representation confirmed by the lawyer. Properly supports digital preparation and coordination. It does not guarantee an entirely online sale or replace the person who must show the property.

Start with access, owners and authority

Identify who owns the property, who can instruct the lawyer and who can provide lawful access for viewings. A caretaker or family member may assist practically without being authorised to negotiate or sign. Establish those boundaries before offering dates to prospective buyers.

Where a company, estate or several owners are involved, tell the lawyer at the suitability stage. Ask which evidence and signatures are required and which documents must be prepared in the country where you live. The right process depends on the actual authority and transaction, not just on the availability of video calls.

Build a current property file before booking a trip

Collect the ownership documents, available permissions, mortgage details and current statements about relevant property charges. Old records are useful background, but ask which ones need updating. For apartments, request information about common expenses and management arrangements.

Use a checklist showing what is available, what is missing and who is obtaining each item. This makes a short trip more useful because you can distinguish work that must be done in person from work still waiting on another provider. Do not book a final transfer appointment on the strength of an incomplete file.

Make seller-led viewings workable from overseas

If someone will show the property on your behalf, agree access, permitted times, accurate descriptions and a process for recording unanswered questions. Do not assume that a person with keys can answer legal questions or promise a change in price or handover terms.

Keep a consistent inclusion list and photograph record. Record any proposed offer or concession in writing so that you, the buyer and the lawyer can distinguish a viewing conversation from the terms being prepared for professional review. Properly supplies the case tools rather than an estate agent to attend the visit.

Ask about a power of attorney before assuming it solves everything

The lawyer should explain whether representation is appropriate, the scope of authority and the certification or other formalities needed. A broadly worded document should not be signed without understanding what it authorises. Check how it will be used and whether the receiving institution accepts the form.

The DLS sale guidance describes the official requirements for representation and transfer. A digital invitation, an uploaded scan or a platform readiness confirmation does not itself grant legal authority. Keep those actions clearly separate in the case.

Protect money instructions and confidential advice

Agree a trusted method for confirming bank instructions with the responsible professional. Do not rely solely on a last-minute message asking you to use a different account. The transaction funds should follow the lawyer and banking arrangements agreed for the case.

Use the shared room for practical coordination, not private advice about your negotiating position or personal financial records. If the buyer has their own lawyer, preserve the appropriate communication boundaries. The fact that you are abroad does not make the other party’s adviser your independent adviser.

Budget for the actual remote-owner work

The Properly digital sale package is €3,995 including VAT, paid at the start after scope and professional engagement are agreed. It can organise the shared process and agreed lawyer help. Translation, certification, travel, specialist authority work, taxes and other excluded costs must be considered separately unless expressly included.

Ask for a written scope reflecting your location and ownership situation. A remote sale is a coordination problem that digital tools can help manage, but it is not a reason to promise that every original document, identity check or official requirement disappears.

Your preparation checklist

  • Confirm all owners and the person authorised to instruct.
  • Arrange lawful access and a viewing representative if needed.
  • Collect current documents before planning travel.
  • Ask the lawyer about precise authority and certification requirements.
  • Verify payment instructions through the agreed trusted channel.

Questions about your next move.

Who shows my property if I live abroad?

You must arrange a lawful, workable viewing plan. A person with access may help practically, but their authority and role must be clear. Properly does not provide an agent to conduct viewings.

Does a power of attorney remove every attendance requirement?

No such general promise is made. The lawyer must confirm the appropriate authority, form, certification and acceptance for the particular transaction.

Give your property move a proper place to move forward.

Bring the property you have found into a private case room. Coordinate with the other party and the independently appointed lawyer.
