Budget each cost separately and have the relevant professional confirm the treatment of the actual transaction. Do not assume one percentage covers every Cyprus purchase or carry an old stamp-duty estimate into a new budget.
Build a budget you can update
Start with the purchase price, then add separate lines for professional services, technical inspection, finance, tax, transfer-related charges and moving costs. Put a source or a responsible person next to each estimate. This makes the budget easier to correct when a quote or legal fact changes.
Separate mandatory transaction costs from optional services and improvements you would like to make later. Also distinguish a quoted fee from an allowance you invented for planning. Both can be useful, but they should not look equally certain.
Confirm the actual VAT and transfer-fee treatment
The DLS transfer page explains VAT-related exemptions and other transfer-fee reductions or exceptions. That is a reason to check the actual case rather than simply adding a headline rate to the price. The official calculator is a useful reference when used with the correct assumptions.
Ask your lawyer or tax adviser which treatment applies and what evidence supports it. A seller’s description, property age or listing category is not, by itself, a professional tax conclusion.

Write down the inputs used for an estimate and ask whether the result fits the transaction. A calculator cannot identify every exemption, approval issue or disagreement about valuation merely because you entered a number. Keep the final payable amounts subject to the responsible authority’s determination.
If two quotes use different VAT assumptions, compare them on the same basis before deciding which is lower. Also compare the included work, payment timing and exclusions. A fixed upfront service and a completion-only service have different payment conditions.

The Registrar of Companies published notice of the repeal of the Stamp Duties Laws under Law 239(I)/2025. Current DLS instructions distinguish documents signed before 1 January 2026. A generic older article may therefore use assumptions that do not fit a new transaction.
Tell the lawyer when each relevant document was or will be signed and ask what treatment applies. For a purchase extending into 2027, recheck the official position before execution instead of assuming that a 2026 planning figure is permanent.

The intended digital sale package is €3,995 including VAT, paid at the start after the written scope and professional engagement are agreed. The optional marketing pack is €1,900 including VAT. These service prices do not replace taxes, government charges, debt repayment or costs outside the agreement.
Identify who is purchasing the service. Opening a buyer or seller case does not automatically charge both parties. Confirm the professional scope, purchaser, exclusions and cancellation terms before payment.
Compare fees without confusing them with the total purchase budget
Write professional work, platform fees, taxes, registry charges, finance, technical inspection and moving costs on separate lines. Mark whether a figure includes VAT and whether it is a quote or an estimate. That prevents a headline fee from being mistaken for every cost associated with buying.
The €3,995 Properly package including VAT has an agreed scope and an upfront payment trigger. Identify the package purchaser rather than assuming the buyer and seller each pay it. Ask which professional represents you and what independent advice or additional work you may need.
Your preparation checklist
- Use separate budget lines with named sources or verifiers.
- Confirm VAT and transfer-fee treatment for this property.
- Review document dates instead of copying old stamp-duty assumptions.
- Recheck quotes and official figures before a 2027 commitment.
Questions about your next move.
Is €3,995 the total cost of buying a Cyprus property?
No. It is the advertised digital sale package including VAT for an agreed scope. The price, applicable taxes, official charges, finance and work outside scope remain separate.
Are buyer and seller each automatically charged the package price?
No. The package purchaser, work and payment terms must be identified in the written agreement. Opening a case does not authorise a payment.
Give your property move a proper place to move forward.
Bring the property you have found into a private case room. Coordinate with the other party and the independently appointed lawyer.
