Lawyer & case room

What your Cyprus property lawyer does, and who they represent

Understand the lawyer’s engagement, contract and settlement role, conflicts of interest and the difference between shared coordination and confidential legal advice.

THE ANSWER UP FRONT

Ask who the lawyer represents, what work the engagement includes and which channel is private. A shared buyer–seller case room does not make the same lawyer independent adviser to both parties.

Name the client and the scope

A practical first question is “who is your client in this transaction?” The answer should be clear before you rely on advice. The professional engagement should identify the work included and any limits, assumptions or exclusions.

A seller may appoint a lawyer to prepare and coordinate the sale. A buyer may need separate independent advice about the same transaction. A friendly shared conversation does not remove that distinction or make every participant a client.

Understand conflicts before they become a problem

The Cyprus Bar Association’s published conduct rules prohibit acting for multiple clients in the same matter where there is a conflict or significant risk of conflict. The professional must assess the position; the platform cannot solve it by calling the transaction collaborative.

Ask how a disagreement about price, condition, deposit or completion would be handled and which lawyer would advise you. Use the shared room for practical coordination and the agreed private channel for your own confidential legal advice.

Know what the lawyer is checking

The professional scope may include relevant ownership and register checks, review of the proposed terms, contract work and preparation for completion. Ask the lawyer to explain which questions have been answered and which require further investigation.

The DLS sale-contract procedure sets out official documents and filing conditions. The lawyer should identify the applicable steps and explain their significance for your case. A file upload or a platform readiness confirmation is not a substitute for those steps.

Keep settlement responsibilities clear

Before money moves, understand the agreed payment conditions, recipients, lender arrangements and professional responsibilities. Ask who will confirm the required events and what evidence will be provided. Properly does not hold the property purchase price.

The platform allows the accepted case lawyer to record progress through legal checks, contract, settlement preparation and transfer. Those are human confirmations of work carried out under the engagement, not automatic bank or registry transactions.

Use the shared room for the right information

A useful shared message names the next step, the person responsible and the practical dependency. It should not disclose confidential advice or unnecessary sensitive documents to the other party. If you are unsure whether to share something, ask the lawyer privately first.

George is the planned lawyer contact in the Properly model. Active assignment still requires the actual professional identity, credentials, matching sign-in email and separate engagement. A name in a product illustration does not establish that an appointment has been made.

A useful engagement explains both the work and its limits

Ask which ownership, contract, lender and completion questions are included, who supplies the evidence and which further specialists may be needed. Confirm the client, fee arrangement, exclusions and private communication channel. A professional’s name in a shared case is not enough to establish those details.

The buyer and seller can benefit from one practical record while needing different legal advice. If a conflict or significant risk exists, the professional rules govern what the lawyer may do. Sharing the platform or contributing to a fee does not override those duties.

Your preparation checklist

  • Confirm the lawyer’s client and written engagement scope.
  • Ask how conflicts and independent advice will be handled.
  • Keep confidential advice out of shared case messages.
  • Distinguish professional milestone notes from official completion evidence.

Questions about your next move.

Does one shared case mean one lawyer advises both parties?

No. The represented client, conflicts and accepted professional scope must be clear. The other party may need separate independent advice.

What should a written property-lawyer engagement explain?

It should identify the professional, client, accepted work, fees, exclusions, communication arrangements and the responsibilities for the actual transaction.

Give your property move a proper place to move forward.

Bring the property you have found into a private case room. Coordinate with the other party and the independently appointed lawyer.

Lawyer coordination

The appointed lawyer joins the buyer and seller in a shared workspace, with their client and professional role made clear.
