Mention known mortgages, missing documents, alterations and disputes at the outset. The right legal assignment depends on those facts. Ask who the lawyer represents and what checks the quote includes. One professional cannot simply be described as an impartial adviser to both sides regardless of conflicts. If a buyer needs their own legal review, the shared case should accommodate practical coordination without blurring that independence. Ask who obtains the lender release information, clearances, authority documents and official appointment. Each outstanding item should have an identifiable responsible person. Confirm the actual professional, represented client, work, fee allocation and exclusions before paying. A separately quoted narrower legal assignment may be appropriate in some cases. Disputed title, complex finance, litigation, technical investigations, translations and unusual ownership may need more work. Digital coordination can make those requirements easier to see, but it cannot turn a complex matter into a standard one or guarantee a completion date.
