Record the owners, available title information and any representative’s authority before treating the sale as ready. Review any earlier agency or introduction agreement with your own adviser. Already having a buyer does not automatically mean no existing fee obligation applies. Give the professional the facts and documents rather than relying on a general assumption about private sales. If the remaining assignment is narrower, request a specific written quote rather than assuming the package automatically changes. Marketing is optional and separately priced. When a buyer is already identified, focus first on suitability, professional appointment and the documents needed for the actual contract and transfer.
