Selling

# Already found a buyer for your Cyprus property? What to do next

Move from a private introduction to a properly organised sale. Prepare the terms, verify authority, clarify legal representation and plan the actual completion work.

[PROPERLY EDITORIAL](https://properly.cy/editorial-policy) / REVIEWED 22 OCTOBER 2026
General preparation guidance. Future 2027 requirements must be checked before commitment.

**THE ANSWER UP FRONT**

Finding a buyer removes the need to search for one; it does not establish title, remove a mortgage or create a safe contract. Record the proposed terms, confirm each party’s authority and appoint the appropriate legal help before signing or paying. Properly provides a shared workspace for this stage of the sale.

## Capture the proposal while everyone means the same thing

Write down the property, proposed price, intended dates, included items and any financing condition. If the sale includes furniture, parking, storage or another interest, describe it precisely. The phrase “we agreed everything” can hide important differences about what is actually being transferred.

Keep open questions visible. A buyer may still need a loan, a survey or a legal review. A seller may still need co-owner signatures, a lender statement or a practical move plan. Separate a proposal from a commitment and ask your lawyer about the effect of the wording you use.

## Check who can make the agreement

Identify the registered owners and the person or entity buying. Where someone acts for a company, estate, family member or absent owner, ask what authority is needed. A personal introduction and a confident explanation are not substitutes for the relevant evidence.

If an estate agent has already been involved, review any existing agreement before assuming there is no commission obligation. Properly cannot determine whether a prior introduction, exclusivity clause or other arrangement creates a fee liability. Give the agreement to your own adviser.

## Confirm the ownership and property position

Request the available title and ownership documents, identify any mortgage and ask the lawyer which searches are necessary. The DLS buyer guidance distinguishes different transaction routes. The paperwork should match the actual property and the rights the seller proposes to transfer.

Knowing the buyer or seller personally does not remove the need for these enquiries. A transparent document request protects the relationship by replacing assumptions with a defined next step. Use the shared room to record what has been requested and supplied.

## Agree the lawyer’s role before sharing confidential advice

The lawyer’s client and scope must be stated. One professional joining the shared case does not mean both parties have independent legal representation. If the lawyer represents the seller, the buyer should identify the adviser who will protect the buyer’s interests where needed.

Practical questions about dates and documents can be shared. Advice about whether to accept a clause or reveal a negotiating position should use the appropriate private channel. Do not upload confidential advice into a room visible to the other side.

## Prepare for settlement instead of inventing a shortcut

Ask the appointed professional to explain the contract route, required documents, relevant clearances and how any mortgage release or payment condition will be handled. A private sale can be well organised, but the fact that there is no buyer search does not abolish official formalities.

Keep authority, bank verification and document tasks separate from the proposed handover date. A shared milestone should record a professional confirmation, not imply that a status button has transferred ownership or moved funds.

## Choose a written scope that fits the help you need

You can request Properly’s €3,995 digital sale package, including VAT, or describe a narrower professional assignment for a separate quote. Do not assume that already having a buyer automatically changes the advertised package price or makes every possible legal issue part of it.

The package is paid at the start after scope and engagement are agreed. You conduct viewings and coordinate practical information in the case. [Optional marketing](https://properly.cy/services/property-marketing) may be unnecessary if a buyer is already ready, but any additional work still needs explicit approval.

## Your preparation checklist

- Record the proposal and unresolved conditions.
- Identify every owner and authorised representative.
- Review any earlier agency agreement.
- Confirm independent legal representation and confidentiality.
- Request a written scope before committing to paid work.

## Questions about your next move.

Do I still need a proper process if I already found a buyer?

Yes. Confirm ownership, authority, the property position, proposed terms and the relevant legal and official steps. A personal introduction does not resolve those matters.

Will I automatically owe no agency fee if I found the buyer?

Do not assume that. Have any existing introduction, exclusivity or other agency agreement reviewed before deciding whether a fee obligation remains.

Reviewed 22 October 2026. If you plan to buy in 2027, recheck the official requirements before signing. This editorial review date does not mean a lawyer has reviewed your transaction.

### Give your property move a proper place to move forward.

Bring the property you have found into a private case room. Coordinate with the other party and the independently appointed lawyer.

[Start your property brief ↗](https://properly.cy/start)Opening a case does not appoint a lawyer, buy a package or create a sale contract.

PLAN YOUR NEXT STEP

## Keep the right details connected.

### [Reservation deposits in Cyprus: what to ask before paying or accepting money ↗](https://properly.cy/articles/cyprus-property-reservation-deposit-agreement)

Understand the difference between a reservation payment, proposed sale terms and a deposited sale contract. Prepare questions about refunds, conditions and who holds funds.

### [Comparing property offers in Cyprus: price, conditions and a clearer route to completion ↗](https://properly.cy/articles/cyprus-property-offer-negotiation-checklist)

Assess a property offer beyond the headline price. Compare funding, timing, inclusions and conditions while keeping legal commitments and digital readiness separate.

Open a private case, invite your buyer or seller and prepare the commercial terms for the appointed lawyer.
