Understand shared coordination, independent advice, conflict checks and limited settlement roles. Who pays a fee does not decide whom the lawyer represents. Future 2027 requirements must be checked before commitment. **THE ANSWER UP FRONT** A lawyer joining a shared property workspace does not automatically advise both sides. The Cyprus Bar Association rules prohibit acting for multiple clients where their interests conflict or there is a significant risk of conflict. The represented client, permitted scope and communication boundaries must be established for the actual matter. ## A common goal does not make every interest identical Buyer and seller may both want the transaction to complete while disagreeing about price, defects, deposit risk, conditions or the consequences of delay. Those differences matter when advice or contract drafting requires choosing whose position to protect. A platform should not label someone “the lawyer for everyone” simply because all parties can see the same progress screen. Ask the professional to identify the client and scope before relying on advice. If you are the other party, establish whether you need a separate independent adviser. Alternatively, the parties may agree a cost split. Neither arrangement establishes that the lawyer is neutral or independently protects both sides. The professional appointment must explain the role. Properly has a €3,995 digital sale package including VAT, paid at the start after scope and engagement are agreed. The written arrangement identifies the purchaser and allocation of work. It does not automatically charge each party or turn a shared payment into two independent legal retainers. ## Shared progress and private advice need different channels Documents requested for a common practical step, viewing arrangements and a target date may be appropriate in the shared room. Advice about negotiating strategy, personal financial risk or whether to accept a disputed clause may need to remain confidential to the relevant client. Ask the lawyer to explain the private communication route. A message addressed to the lawyer inside a room visible to the other party is still shared. Users should not have to infer confidentiality from the presence of a professional’s name or avatar. The professional must assess whether the proposed appointment is lawful and appropriate. Such a role should not be described as unrestricted independent representation for buyer and seller. Ask who decides whether a release condition has been met and what happens if the parties disagree. Properly does not operate an escrow account or adjudicate a dispute. Confirm the professional’s identity, firm, practising status, contact details, availability, client and engagement. If a conflict or significant risk is identified, the professional must decide what work can properly be undertaken. The Properly case should show participation and scope accurately. A pending invitation is not an accepted instruction. A readiness confirmation by buyer and seller is not evidence that a lawyer has reviewed the legal issue or accepted responsibility. ## What a useful digital alternative looks like The benefit of the shared process is that the parties can coordinate practical information while responsibility remains identifiable. A buyer can understand what document is requested without receiving the seller’s confidential advice. A seller can see that a question remains open without being told that the platform has resolved it. A link between platforms does not transfer documents, appoint counsel or make the same lawyer appropriate for every participant. ## Your preparation checklist - Identify whom the lawyer represents. - Confirm identity, practising status, conflicts and written scope. - Agree a separate private channel for confidential advice. - Clarify any limited document or settlement role. - Keep package payment separate from the question of independent representation. ## Questions about your next move. Does splitting the fee make a lawyer impartial? No. Payment allocation does not determine professional representation or override conflict rules. The lawyer must establish the permitted client and scope. Can the shared room contain confidential advice to one party?
